By making a booking through this property directly or via a third-party booking platform (including, but not limited to, Airbnb, Booking.com, Expedia, or other Online Travel Agencies), guests agree to the following Terms &amp; Conditions.1. Bookings &amp; Payment<ul><li>All bookings are subject to availability and confirmation.</li><li>A valid credit card is required to secure all bookings.</li><li>Payment terms are determined by the rate selected at the time of booking and the conditions of the booking platform used.</li><li>Prices are quoted in Australian Dollars (AUD) and include GST unless otherwise stated.</li></ul>2. Check-in &amp; Check-out<ul><li>Check-in is from 2:00pm.</li><li>Check-out is by 10:00am.</li><li>Early check-in or late check-out may be available upon request but cannot be guaranteed and may incur additional charges.</li></ul>3. Cancellations &amp; Amendments<ul><li>Cancellations or amendments made within 48 hours of arrival will incur a charge equal to the full cost of the stay.</li><li>No-shows will be charged the full booking amount.</li><li>Cancellation policies displayed on the booking platform at the time of booking form part of these Terms &amp; Conditions.</li></ul>4. Security Deposit &amp; Incidentals<ul><li>A security bond or credit card pre-authorisation may be required prior to or at check-in.</li><li>This may be used to cover damage, excessive cleaning, missing items, or breaches of these Terms &amp; Conditions.</li><li>Any unused portion will be released following departure, subject to inspection.</li></ul>5. Guest Behaviour<ul><li>Guests must behave respectfully and ensure they do not disturb other guests or residents.</li><li>Parties, events, and excessive noise are strictly prohibited.</li><li>Management reserves the right to terminate a stay without refund where behaviour is deemed disruptive, unsafe, or in breach of these Terms &amp; Conditions.</li></ul>6. Maximum Occupancy<ul><li>The number of guests must not exceed the maximum occupancy stated at the time of booking.</li><li>Unregistered or additional guests are not permitted without prior approval.</li></ul>7. Smoking Policy<ul><li>The property is strictly non-smoking.</li><li>Smoking is not permitted inside apartments, on balconies, or in common areas unless clearly designated.</li><li>Additional cleaning and damage charges will apply if this policy is breached.</li></ul>8. Pets<ul><li>Pets are not permitted under any circumstances.</li><li>Breaches of this policy may result in additional cleaning charges and/or termination of the stay without refund.</li></ul>9. Damage &amp; Cleaning<ul><li>Guests are responsible for any damage caused during their stay.</li><li>Additional cleaning fees may apply if the accommodation is left in an unreasonable or unsanitary condition.</li><li>Any damage should be reported to management as soon as practicable.</li></ul>10. Loss &amp; Personal Property<ul><li>The property accepts no responsibility for loss, theft, or damage to personal belongings.</li><li>Guests are responsible for securing their own valuables.</li></ul>11. Facilities &amp; Amenities<ul><li>Use of all facilities and amenities is at guests’ own risk.</li><li>Children must be supervised at all times.</li><li>The property is not liable for interruptions to services or facilities due to maintenance, repairs, or circumstances beyond reasonable control.</li></ul>12. Force Majeure<ul><li>The property is not liable for cancellations, delays, or disruptions caused by events beyond its control, including but not limited to, natural disasters, extreme weather, government restrictions, or utility outages.</li></ul>13. Privacy<ul><li>Personal information provided by guests is handled in accordance with applicable Australian privacy laws and the privacy policies of the relevant booking platforms.</li></ul>14. Governing Law<ul><li>These Terms &amp; Conditions are governed by the laws of Queensland, Australia.</li></ul>
