Terms & Conditions of Stay

Important information regarding bookings, cancellations, and guest responsibilities

By making a booking through this property directly or via a third-party booking platform (including, but not limited to, Airbnb, Booking.com, Expedia, or other Online Travel Agencies), guests agree to the following Terms & Conditions.

1. Bookings & Payment

  • All bookings are subject to availability and confirmation.
  • A valid credit card is required to secure all bookings.
  • Payment terms are determined by the rate selected at the time of booking and the conditions of the booking platform used.
  • Prices are quoted in Australian Dollars (AUD) and include GST unless otherwise stated.

2. Check-in & Check-out

  • Check-in is from 2:00pm.
  • Check-out is by 10:00am.
  • Early check-in or late check-out may be available upon request but cannot be guaranteed and may incur additional charges.

3. Cancellations & Amendments

  • Cancellations or amendments made within 48 hours of arrival will incur a charge equal to the full cost of the stay.
  • No-shows will be charged the full booking amount.
  • Cancellation policies displayed on the booking platform at the time of booking form part of these Terms & Conditions.

4. Security Deposit & Incidentals

  • A security bond or credit card pre-authorisation may be required prior to or at check-in.
  • This may be used to cover damage, excessive cleaning, missing items, or breaches of these Terms & Conditions.
  • Any unused portion will be released following departure, subject to inspection.

5. Guest Behaviour

  • Guests must behave respectfully and ensure they do not disturb other guests or residents.
  • Parties, events, and excessive noise are strictly prohibited.
  • Management reserves the right to terminate a stay without refund where behaviour is deemed disruptive, unsafe, or in breach of these Terms & Conditions.

6. Maximum Occupancy

  • The number of guests must not exceed the maximum occupancy stated at the time of booking.
  • Unregistered or additional guests are not permitted without prior approval.

7. Smoking Policy

  • The property is strictly non-smoking.
  • Smoking is not permitted inside apartments, on balconies, or in common areas unless clearly designated.
  • Additional cleaning and damage charges will apply if this policy is breached.

8. Pets

  • Pets are not permitted under any circumstances.
  • Breaches of this policy may result in additional cleaning charges and/or termination of the stay without refund.

9. Damage & Cleaning

  • Guests are responsible for any damage caused during their stay.
  • Additional cleaning fees may apply if the accommodation is left in an unreasonable or unsanitary condition.
  • Any damage should be reported to management as soon as practicable.

10. Loss & Personal Property

  • The property accepts no responsibility for loss, theft, or damage to personal belongings.
  • Guests are responsible for securing their own valuables.

11. Facilities & Amenities

  • Use of all facilities and amenities is at guests’ own risk.
  • Children must be supervised at all times.
  • The property is not liable for interruptions to services or facilities due to maintenance, repairs, or circumstances beyond reasonable control.

12. Force Majeure

  • The property is not liable for cancellations, delays, or disruptions caused by events beyond its control, including but not limited to, natural disasters, extreme weather, government restrictions, or utility outages.

13. Privacy

  • Personal information provided by guests is handled in accordance with applicable Australian privacy laws and the privacy policies of the relevant booking platforms.

14. Governing Law

  • These Terms & Conditions are governed by the laws of Queensland, Australia.
